Thanks for the great advice on building your own property it is really helpful. It's also nice to see someone else that has been through the whole procedure and knows how it all works. We love it over that side of the island too, it's so peaceful.
I have a couple of questions and wondered if you would be happy to advise? I fully understand you have enough on your plate so don't worry if you can't reply!
I'm not sure if there is much profit as the land is 45k euros and a local company advised that it would cost 200k euros to manage the build with a pool for a 3 bed villa. I was told the house would be worth 250 - 275k euros afterwards. Not a lot of profit for all the hard work and that's if you can sell it afterwards as I'm not sure of the market.
I'm sure this can be done much cheaper and I had the idea to manage the build myself. Do you think this is feasible considering I don't speak any Greek?
My last question was regarding the recommendation of a good English speaking accountant and if I need one. I'm not sure of all the tax laws after building etc and regarding bringing money in and out of the two countries.

answers I do not want to steal any thunder from the Legal Eagle, but if you are thinking about managing the project yourself........don't. You will come unstuck, besides, by law the architects are obliged to oversee any building project, you would be the site manager, and you will get mauled!

Answers What i need to know is where the villa will be built how big the plot is in order to estimate whether the price is outrageous. In addition, i have friends of mine english speaking who are builders and sell villas in Kefalonia. As far as tax issues are concerned Greek government cares only to bring exchange into the country. So you will not have problem as to where you found the money. the only tax you may pay is for the transfer of proerty to yuor name

Legal eagle is right regarding moving money into Kef, but you may be asked to explain where the money came from when you move the money out of the UK. Money laundering regulations have been tightened up here in the last few years. They will accept telling them it's savings!!!!

I might be guessing but I bet this is the company I first looked at when I got interested in buying/building something.
I met this guy out there after arranging to go on a 'no pressure' viewing.
He showed me some of the villas 'he'd built' and told me that he was no longer building anything less than 140 M2, his builing costs were 1350 euro per sq metre...........189,000...........without the land.
Every piece of land was 60,000, 'Euros' I asked..........'NO, Pounds' he replied!!!!!............Now we're into 279k, without a pool and landscape.
Funny thing was we decided not to deal with them, surprise surprise.
When I did my own independent trip in Feb this year, I met the real builder of this guys villas, and guess what, he charges 1150 euros per M2.
Think theres a rip off going on somewhere???
I was also told that the villa would sell for £275K, but look at how many completed villas are for sale, and how long they have been on the market?
You'll find that if you research enough, look at as many agents as you can, most will project manage for you.

Regarding this it was not who you think it was, I am aware of more details but need to protect identities.
But costs of building are going up on the Island, and I suppose 1150 per M2 depends on what you get for that. Central heating, cavity walls, fully fitted kitchens, built in wardrobes, hot and cold running chambermaids etc. All add to the costs, It does need clarification as to what that price includes. Another clarification required is does this include the IKA payments, this can be a hidden cost that smacks you in the face half way through, it should include this but builders tend not to mention IKA at the quoting stage. Mind you I have heard of 1250 being quoted......it was to me!!!!! without the kitchen,central heating etc. and IKA.......needless to say...............
oops...... orders from the Kitchen, bit peckish do more later!!!
